Municipal capital gains tax in Mataró

The municipal capital gains tax, officially the Tax on the Increase in Value of Urban Land (IIVTNU), is levied on the increase in value of urban land from when the home was bought until it is sold. In Mataró it is managed and collected by the Mataró Town Council, which sets its own coefficients and tax rate within the legal limits.

This is why the same home may generate a different capital gains tax in Mataró than in Premià de Mar or Argentona. This calculator is adapted to Mataró to give you an estimate closer to reality.

Approximate calculation for Mataró: this is an estimate that may not match the actual amount and does not constitute tax advice or an official calculation. The maximum legal tax rate (30%) is applied; depending on the town it may be lower. The final amount depends on the municipal ordinance in force and the exact cadastral data. For an exact calculation, check with your town council or a tax adviser.

How is the municipal capital gains tax calculated?

Since the 2021 reform there are two calculation methods, and the one most favourable to the taxpayer is applied:

1. Objective system. The cadastral value of the land is multiplied by a coefficient based on the number of years elapsed, and the tax rate set by the Mataró Town Council is applied to the result.

2. Actual capital gain. It is calculated on the gain actually obtained (the difference between the sale price and the purchase price), applying the proportion corresponding to the value of the land.

If you sell for a price equal to or lower than the purchase price, there is no obligation to pay this tax.

As a general rule it is paid by the seller, since they are the one who obtains the increase in value. In inheritances or donations it falls to whoever receives the property.

The tax rate and coefficients are set by the Mataró Town Council in its tax ordinance, within the legal limits. The calculator applies those values to give you an approximate estimate.

The deadline is 30 working days from the sale. In transfers by inheritance it is extended to 6 months, which can be extended up to one year.

No tax is paid when there has been no increase in value, that is, when the sale price is equal to or lower than the purchase price. There are also cases of exemption under the current regulations.
