The Mataró market
What a flat or house in Mataró is worth today
Homes in Mataró are currently advertised at an average of between €2,150 and €2,500/m², depending on the portal or index you look at. These are market benchmarks: the value of your home will depend on the neighbourhood, the floor, the light, its condition and, above all, on what has actually sold near you.
| Indicator | Figure | Date | Source |
|---|---|---|---|
| Average asking price | €2,423/m² (+8.7% year on year) | August 2026 | idealista, cited by Capgròs |
| Average asking price | €2,152/m² (+10.4% year on year) | October 2026 | Fotocasa |
| Appraisal value | €2,507/m² (+10.25% year on year) | Q3 2026 | Tinsa |
| Average discount sought by buyers | 15.9% off the asking price | September 2026 | idealista |
Each source measures something different: the portals record asking prices, Tinsa works with appraisals and none of them reflects exactly the price signed at the notary. That is why a serious valuation cross-checks several sources against real sales. One point worth clarifying: our valuation is not an official appraisal, which only appraisal firms approved by the Bank of Spain can issue, usually at the request of the buyer’s bank.

The buyer
Who buys in Mataró
Mataró attracts very different buyers, and knowing them helps us present each home to the people who are genuinely looking for it:
- Families moving out of Barcelona Looking for more space, the sea and good connections via the R1 line and the C-32.
- Young first-time buyers Mainly for flats in the Centre, the Eixample or Cerdanyola.
- Buy-to-let investors Drawn by advertised rents of €12.80 to €13/m² a month, according to the same Capgròs report.
- Buyers looking for a house with a garden On the upper residential estates and in areas such as Can Quirze or Valldeix.
Timescales
How long it takes to sell a flat or house in Mataró
As a national benchmark, idealista’s study for the second quarter of 2026 shows that 53% of the homes sold found a buyer in under three months.
What shortens the timescale most is going to market at a well-judged price with the paperwork ready from day one: title deeds, certificate of habitability (cédula de habitabilidad), energy performance certificate and the owners’ association certificate, among others.
Taxes and costs
What you actually keep: municipal tax, income tax and costs
From the sale price you need to deduct the municipal capital gains tax (plusvalía municipal), Spanish personal income tax (IRPF) on the gain (19% to 30% depending on the bracket), cancelling the mortgage if you have one, the energy performance certificate, the certificate of habitability and professional fees. If you are not tax resident in Spain, the gain is taxed at 19% under non-resident income tax and the buyer withholds 3% of the price on account. Start with the item that varies most from one case to another: you can calculate your municipal capital gains tax in Mataró in a minute, and we go through the other taxes and costs with you as part of the valuation.

Common questions
Frequently asked questions about selling a flat or house in Mataró
What homeowners in Mataró ask us most often before they sell.
It depends on the neighbourhood, the floor area, the floor level and the condition. As a guide, the average asking price in Mataró was €2,423/m² in August 2026 according to idealista and €2,152/m² in October according to Fotocasa, with large differences between neighbourhoods. The best way to know what your home is worth is a valuation based on comparable sales.
No. An agency valuation is a market analysis for setting the sale price. The official appraisal (tasación) is issued by an appraisal firm approved by the Bank of Spain, usually at the request of the buyer’s bank in order to grant the mortgage.
It depends mainly on the asking price and how well the home is prepared. Nationally, 53% of the homes sold in the second quarter of 2026 found a buyer in under three months, according to idealista. On top of that comes the time between the deposit contract (arras) and the notary.
It depends on the cadastral value of the land, how many years you have owned the property and the bylaws of Mataró Town Council. You can estimate it with our Mataró municipal capital gains tax calculator.
Yes. With a mortgage, the usual approach is to cancel it at the same signing using the buyer’s funds. With a tenant, the buyer must respect the existing tenancy agreement, and it is worth checking whether the tenant has a right of first refusal.
Yes. We can help you in Catalan, Spanish or English, by phone, on WhatsApp or during the valuation visit at your home.
